Project

Centred around the historic landmark building that once housed the publishing industry of Latvia is the tomorrow of the capital Riga in the making – an entire district that will encompass an unique, sustainable business centre, a multi-functional centre for leisure, sports, recreation and culture, a hotel, and an array of public space solutions to knit together the Riga Knowledge Mile, the surrounding residential areas and the city itself. In short – this is the definitive Central Business District of Riga.

ARHIS Arhitekti, one of Latvia’s leading architecture studios, is the master‑planner behind the Preses Nama Kvartāls concept and the transformation of the historic Preses nams high‑rise into a modern business district. Together with international partners, they ensure that the quarter combines contemporary sustainability and functionality with an urban design that feels authentically Riga.

Magnitude of the project

Preses Nama Kvartāls is one of the most ambitious mixed‑use developments in Riga, with total planned investments of around EUR 500 million and several construction phases that will reshape the left bank into a new CBD.

The project brings together over 26 000 m² Class A business center, a 7 000+ m² multifunctional building with 1 000+ parking spaces, a 23‑storey residential tower, and future office and educational/medical buildings – each designed as near zero‑energy, BREEAM‑certified properties. In total, the quarter will offer tens of thousands of square metres of office, hotel, residential, retail and public space, more than 14 000 m² of landscaped outdoor areas, and parking designed for over 1 000 cars with extensive EV charging.

Developed by Lords LB Asset Management, whose portfolio exceeds EUR 1.3 billion and includes landmark office projects such as ARTERY, LVIVO, SEB HQ and K29 in Vilnius, Preses Nama Kvartāls is set to become a flagship business district for Riga and the wider Baltic region.

Business center

Preses Nama Kvartāls Business Center is an 11‑storey Class A office building with over 26 000 m² of flexible, open‑plan workspace designed for modern, ambitious companies. Perimetral load‑bearing structures, raised floors and full‑height glazing create bright, easily adaptable office layouts from 200 m² up to full floors, with panoramic views over the Daugava, Old Town and green Pārdaugava. As a nearly zero‑energy building with BREEAM Excellent certification, advanced climate systems and high‑speed vertical transport, it offers a comfortable, sustainable and future‑proof working environment for approximately 2 500 professionals. The unique infrastructure of Preses Nama Kvartāls turns the Business Center into a true hub where daily work, services and leisure meet under one address.

Accessibility

Preses Nama Kvartāls enjoys an exceptionally accessible location at one of Riga’s main entry points, just 14–15 minutes by car from the international airport and a short drive or walk from the historic city centre.

Easy access to bridges and major roads helps drivers avoid typical city traffic, while more than 1 000 parking spaces and EV charging stations make arrival simple for employees and guests.

A public transport hub within a few minutes’ walk connects the quarter to key residential areas, universities and other business districts across the city. This combination of smooth private and public transport links ensures that companies based here are always close to clients, partners and talent – in Riga and beyond.

History

Moving forward, making progress, and remembering one’s roots and legacy should go hand in hand. Preses Nama Kvartāls will provide numerous opportunities for so many. It will become a place where brilliant business ideas emerge, corporations are established, and people’s dreams are achieved – all in a historically significant location. The original Preses Nams building was built in 1978 and designed by the renowned Latvian modernist architect Jānis Vilciņš. This building was once buzzing with reporters, journalists, and editors as it hosted several publishing offices of newspapers and magazines of those times. Since this was the place where Latvian journalists and editors brought free thought into print during the late 1980s and early 90s, it could be said that the idea of a newly independent Latvia was partly created here. Now, this location will once again be the birthplace for more tremendous ideas for new business opportunities and future growth of Riga.
